A boutique South Granville address where your home is designed around you

The development is giving purchasers a rare chance to design their own floor plan before construction progresses further

The development places emphasis on craftsmanship, materials and clean, contemporary detailing.

At Italia, buyers still have a rare chance to design their own home, but not for much longer.

For a limited time, purchasers at the boutique concrete mid-rise can still combine units, rework layouts and create more customized living spaces — an option that sales manager Amy Harper says has become a standout feature of the project in Vancouver’s South Granville neighbourhood.

What makes that flexibility possible is the nature of the building itself. Unlike a conventional high-rise, Italia’s 11-storey form allows for more variation in how homes can be configured.

“Because the floor plate changes frequently throughout the building, we’re able to offer the flexibility to relocate bathrooms, kitchens and make other adjustments,” says Harper. “That gives us an edge over other developments that can’t offer the same level of customization.”

That level of customization extends beyond layout and into the overall design process. Solterra’s in-house director of interior design Lorenzo Morese works directly with buyers on select homes, helping bring highly personalized spaces to life.

“The buyers are truly hands-on throughout the process,” says Morese. “Watching their vision come together, and the excitement that comes with it, is what makes the experience so meaningful and rewarding.”

If the customizable floor plan were Italia’s only distinguishing feature, it would be enough. But the project pairs that flexibility with an exceptional location.

Nestled at West 7th Avenue and Fir Street in South Granville, Italia is redefining what it means to live well in one of Vancouver’s most iconic neighbourhoods. Residents are steps from boutiques, galleries and cafés, with acclaimed dining nearby, including Michelin-starred AnnaLena, as well as Bib Gourmand standouts Farmer’s Apprentice and Fable Kitchen.

The building itself is intentionally intimate with just 47 homes. That boutique scale means residents can enjoy amenities — including a fitness centre, movie theatre, bike repair station, outdoor and indoor dining area, children’s outdoor play area and pet spa — without the crowds typically found in larger towers.

Italia’s interiors are equally considered. The development draws on Italian-inspired design throughout, with an emphasis on craftsmanship, materials and clean, contemporary detailing.

Homes feature Italian cabinetry with motorized lift systems, along with premium Gaggenau appliances and high-end fixtures throughout.

“They’re beautiful, top-of-the-line finishes,” says Harper. “Many industry professionals have commented that no one else is delivering this level of materials and craftsmanship quite like Solterra.”

Designed by award-winning IBI Group, the exterior is bold, angular and distinctly modern. From within, outlooks are expected to surpass even early projections.

“The views are going to be quite stunning,” says Harper.

A range of one- to three-bedroom homes are available including a junior two-bedroom, two-bathroom layout offering great value starting at $1.3 million. The project has proven especially appealing to professionals and downsizers looking for a more tailored living space.

For buyers looking for a home that reflects how they live, Italia’s customization offering may be its biggest draw — but the opportunity won’t last. With construction advancing, the ability to modify floor plans is expected to close soon.

For now, though, that option remains: a chance to create something more personal in a market where that’s becoming harder to find.
